Jeff Dulmage serves as Managing Partner of LV5 Capital, the firm's chief investment officer and the lead voice on capital markets, acquisitions, and investor relations. He brings more than 30 years of hands-on real estate experience, beginning as a single-family operator before building and scaling a full-service brokerage and property management business that grew to more than 400 units under management. After a successful exit, Jeff focused his attention on institutional-quality multifamily real estate, where he has completed over seven syndications and multiple joint venture deals.
Across those transactions, Jeff has helped raise more than $20 million in equity from accredited investors and currently has more than 812 units under ownership with over $75 million in assets under management. His underwriting philosophy is conservative: he prefers stabilized, cash-flowing assets in Midwest markets where rents are supported by real, diversified employment and where competition for product remains relatively limited. Every LV5 Capital acquisition includes Jeff's personal capital — alignment of interests is non-negotiable.
Jeff is based in Lima, Ohio, and personally meets with most of LV5 Capital's investors before they participate in a deal. He hosts the firm's investor calls, leads the Investment Committee, and oversees property management standards across the portfolio.
