- Delta Villas — Delta, OH (101 units)
Delta Villas is a 101-unit villa-style apartment community in Delta, Ohio. Spacious 2BR ranch homes with attached garages, washer/dryer hookups, and pet-friendly living starting at $1,100/month. Managed by LV5 Capital.
- Town & Country Apartments — Elida, OH (96 units)
Town & Country is a 96-unit multifamily community in Elida, Ohio. Rents increased over 30% through value-add renovations and professional management by LV5 Capital.
- Kenton Meadows — Kenton, OH (53 units)
Kenton Meadows was a 53-unit mobile home park in Kenton, Ohio. Rents increased over 35% during ownership. Successfully repositioned and realized by LV5 Capital.

26 Downtown LP is a 26-unit apartment syndication in downtown Lima, Ohio. Monthly income grew from $18K to ~$29K, rents increased 35%, and ARR grew by $100K+ over a 4.5-year hold. Managed by LV5 Capital.

Investment strategy
LV5 Capital focuses on value-add multifamily and villa-style residential properties in supply-constrained Midwest markets where institutional capital is generally absent. Typical hold periods run five to seven years, with returns generated through rental income, forced and organic appreciation, principal paydown, and accelerated depreciation passed through on the K-1.
