LV5 Capital currently oversees more than 812 units of housing across Ohio, Indiana, and Michigan, representing over $100 million in assets under management. The portfolio spans seven principal investments — five active multifamily and villa-style residential communities, one short-term rental fund in St. Louis, and one realized mobile home park — plus 42 individual villa-style communities held inside The Villas Portfolio platform. Every active property has been acquired with the partners' personal capital alongside accredited Limited Partner equity.

Investment strategy

LV5 Capital focuses on value-add multifamily and villa-style residential properties in supply-constrained Midwest markets where institutional capital is generally absent. Typical hold periods run five to seven years, with returns generated through rental income, forced and organic appreciation, principal paydown, and accelerated depreciation passed through on the K-1.
